A lake town on high ground
Chandler sits on high ground between the Kickapoo Creek and Neches River arms of Lake Palestine, and the reservoir shapes everything about its housing. Waterfront and water-view homes, many on sloped lots, sit alongside newer subdivisions off SH 31 and older houses near the town center. Census estimates for 2020–2024 put the median Chandler home at 1999, with about half built since 2000 and around 15% before 1960. Chandler students attend Brownsboro ISD, and the city keeps Winchester, McCain and River parks along the lake.
Water is the story here, not clay
You might expect lakeside Henderson County ground to be heavy clay, but the soil data say otherwise for Chandler. USDA survey data, as tabulated by FoundationSoils.com in October 2026, show only about 4% expansive clay in Chandler. What stands out is the water: about 53% of the mapped ground has a high water table, more than five times Tyler's share. Henderson County's most common soils are deep sands (Pickton and Wolfpen) and sandy-over-clay soils like Cuthbert. Water soaks in fast and then stalls on clay layers or near the lake level.
That shows up as:
- Wet crawl spaces under pier-and-beam lake houses, with sweating ducts, mold and soft sill plates. Often the fix is encapsulation after drainage.
- Groundwater moving downhill toward the lake under houses on sloped lots, best caught with a French drain across the uphill side.
- Piers that shift in soft, wet ground, so floors drift out of level. Re-shimming and rebuilt piers are covered on the pier and beam page.
Lake-house specifics
Many lake homes have additions, decks, boathouses and retaining walls built over the years, often by different builders. A specialist will look at where those tie into the house, since a sinking deck or a leaning retaining wall can pull on the structure. Expect them to check the grading between the house and the water, and to ask whether the crawl space has ever flooded.
What to send us
Let us know if you're on the water or off SH 31, what the foundation type is, and whether you've had water under the house. Photos of the crawl space, if you can safely get them, help a lot.
Chandler questions
Is Chandler's soil expansive clay?
Mostly not, according to USDA data, which show about 4% expansive clay in Chandler. The bigger issue is water. About 53% of mapped ground has a high water table, so drainage and crawl-space moisture often matter more than clay movement.
Do lake houses need special foundation work?
They often need extra attention to drainage, crawl-space moisture and add-ons like decks and retaining walls. The repair methods are the same, but the order and priorities can differ.
