A name with a typo and a lot of new houses

Flint began as a railroad stop named for local landowner Robert P. Flynt. In 1887 the postmaster misspelled the name on the post office application, and "Flint" stuck. Today the area is mostly newer homes on acreage and in subdivisions along FM 2493 and the roads between Tyler and Bullard, including The Villages development with its waterpark. Census estimates for 2020–2024 put the median home in ZIP 75762 at 2000. Half were built in 2000 or later, only about 2% before 1960, and about 85% are owner-occupied.

Higher ground, but sloped

Flint's elevation is about 522 feet, and much of the area sits on the rolling uplands between Tyler and the Neches River valley. Smith County's USDA soil survey maps these uplands mostly as sandy and loamy soils. Some have red clay subsoil a foot or two down, like the Cuthbert and Bowie series, and some are deep sands like Wolfpen and Pickton. That mix shows up in Flint's foundation issues:

  • Cut-and-fill pads on sloped lots, where the fill side settles more.
  • Water moving sideways along clay layers from uphill neighbors, keeping one side of a slab or crawl space wet.
  • Big trees left standing when lots were cleared. Mature oaks and pines next to a new slab dry the clay underneath during droughts like 2026's.

What usually gets recommended

Because most Flint homes are slab-on-grade and fairly new, inspections often start by checking drainage and the builder's grading against what's there now. If an elevation survey shows a corner or side has dropped, a specialist will quote slab piers for that area. If the movement is small and recent, they may recommend drainage corrections first and a follow-up survey after a wet season. For buyers, a pre-closing inspection is cheap insurance on a house that's still settling into its lot.

Tell us where you are

Flint addresses spread over a wide area, so include your road or subdivision when you send a request. Acreage properties may also have outbuildings, shops or barndominiums on slabs. Mention them, since the same specialist can often look at them on the same visit.

Flint questions

Is Flint inside Tyler city limits?

No. Flint is unincorporated Smith County with its own ZIP code, 75762. Permit and inspection rules can differ from inside Tyler. Ask your specialist what applies to your address.

Can you look at a shop or barndominium slab too?

Often, yes. Mention outbuildings in your request so the specialist can plan time to look at them on the same visit.

My house is on a slope. Is that a foundation risk?

Not by itself, but sloped lots need good drainage and well-compacted fill. Settlement on the downhill side and water moving under the house from uphill are the common problems.
